Design Process Verbiage
Below is a conceptual plan of your outdoor design. Click on the image to view fullscreen. This plan is for conceptual purposes only and is subject to change. We offer this proposal, including all original concepts and designs, with the agreement that you will not share them publicly, on social media, or with outside contractors without the permission of Pratt Guys. We do encourage you to share the site internally with your family and friends and build excitement for your project!
Waivers
Engineering Waiver: Structural elements depicted on renderings are for conceptual purposes only. Engineering takes precedence over the size, location, and products used for structural masonry, wood framing, roofing, floors, etc.
Color and Selection Waiver: The materials and colors in the design approval renderings are for conceptual purposes and may not represent your final selections. The Material and Color Selection Finalization Form takes precedence over any materials or colors shown in the design approval drawings. Since all computer monitors and devices display color differently, we cannot guarantee actual colors will match colors viewed on screen or when printed.
Landscape Waiver: Any landscaping depicted on renderings is for conceptual purposes only. Client must obtain landscape plan to verify specific plant species and sizes.
Special Features Waiver: Depictions of special features such as water and fire features are for conceptual purposes only. The velocity and volume of the water or fire will vary.
Furniture Waiver: Furniture depicted on renderings is for conceptual purposes only. The Furniture Quote takes precedence over any furniture shown in these drawings.

Primary Structure Setbacks: Front - 20’, Sides - 20’, Rear - 50’ from the water’s edge, unless the property has a permitted bulkhead then the rear setback is 30’ Accessory Structure Setbacks: Front - 30’ from property line (no closer to the front property line than the principal dwelling), Sides - 7.5’, Rear - 50’ from water’s edge unless the property has a permitted bulkhead then the rear setback is 7.5’ Swimming Pool Setbacks: The setback for a swimming pool is the deepest part of the pool plus one foot on the sides and rear. Special Documentation Requirements: Site plan that identifies the location of the septic tank, drain field, well, and waterline to the home for Environmental Dept. approval. Sun Study
